LAWN Care
The Association Declaration & By-laws define the flowers beds and plants (shrubs/hedges/grasses) surrounding each building as the common area, and are the responsibility of the Association for maintenance.
RED Band
Unit Owner will be responsible for BOTH weeding (pull or spray) the landscaping beds and trimming the shrubs/hedges/grasses surrounding the unit.
YELLOW Band
Unit Owner will be responsible for weeding (pull or spray) the landscaping beds.
The Association (using a landscaping contractor) will be responsible for trimming the shrubs/hedges/grasses surrounding the unit.
GREEN Band
The Association will be responsible for BOTH weed spraying the landscaping beds and trimming the shrubs/hedges/grasses surrounding the unit.
IMPORTANT: Green Band means a Unit Owner cannot plant anything in these flower beds and the Association, at their discretion can remove plants from the beds, or remove shrubs/hedges/grasses. If a Unit Owner places potted plants in the beds, they will be sprayed along w/ the bed itself and the Association nor its hired landscaping contract are responsible for damages.
MULCH; The Association is responsible for mulch in the common areas and landscaping beds. The scheduling of mulch is based on budget planning and will be scheduled by the Association and communicated in the Annual Board Meeting at the end of the calendar year for the upcoming fiscal year.
TREE Trimming & Removal; The Association is responsible for tree trimming and removal in the common areas. The scheduling of trimming and removal is based on budget planning and will be scheduled by the Association and communicated in the Annual Board Meeting at the end of the calendar year for the upcoming fiscal year.
IRRIGATION; The Association is responsible for irrigation in the common areas. (See Peridoic Maintenance Schedule for irrigation schedule).
